Parklands property market is alive and well.

Several weeks ago I read an article about the property market here in Cape Town. I thought the article was inaccurate, perhaps even misleading as it reported early in 2012, what might have been the scenario 6 to 9 months earlier - but not now! I’m glad to see that several articles subsequently published share my view - that is that the property market in Cape Town is alive and well. It certainly is here in Parklands.

During December 2011 we launched Caledonian Crescent, just north of the new shopping centres under construction along Sandown Road, near Parklands College’s Sandown Campus. The crescent comprises of “Standard”, “Village” and “Terrace” plots with sizes ranging from 240m2 to 689m2. In the space of just two months the sales team have concluded sales for more than half of the development. The roads and underground services contract has now been awarded, with the construction of the homes commencing around June. These new homes will be available for occupation during the spring of 2012.

And last week, the remaining pocket of Single Residential plots in Phase 12 was released.

These plots, priced from R260,000 to R381,100 are situated south of Avonmouth Close. The sales team advise that they have strong interest in this remaining pocket and expect a “sell out” in record time – watch this space!

As with other phases in Parklands, these plots are sold to individuals and developers and may be packaged together with the construction of a new home in what is commonly termed “Plot & Plan”. A range of plans by local contractors can be viewed on www.aska.co.za .

During January we saw the opening of Parklands College’s Sandown Campus as well as the Blouberg International School on Humewood Drive. And on the 4th April we’ll witness the opening of Checkers’ R300 Million “Sandown Crossing”.

Phase 1 of this development (in the picture below) will host Checkers Hyper and Checkers Liquor. Also in the centre will be Tafelberg Furnishers, House & Home, Easy Life Kitchens, Foot Gear, Baby Boom and Tiger Wheel & Tyre.

Phase 2 of this centre will be constructed as soon as leases are finalised for this prime location offering excellent exposure to passing traffic.

The next centre to be developed here has also been commissioned. The site for this centre can be seen in the top left hand corner of the picture above. Fruit and Veg City and Virgin Active will anchor this new development.

And just visible in the picture (top and left of centre) one can see the first of the new homes situated in Parklands North. Contracts for 4 of the 6 homes in Sellesa’s Trinity End development have been concluded and all but 2 of the 39 plots in Trinity Close have been sold.
